It's hard to say what property is worth now because nothing is selling. There are things for sale that are not selling and houses in foreclosure that have not sold at auction. There is a darling 2 bed 2 bath on a beautiful oak covered 5 acres that would have sold 3 years ago for $525,000. It listed now at $425,000 and nobody even looks at it. There WAS a fixer upper on 5 acres....Oak trees...30x30 out building that was scooped up pre-foreclosure for $130,000 (I think that was a once in a live time buy for up here ! ) If you really were thinking about relocating the best thing would contact an agent and find out what is available...and what you could actually get it for. Angela Acost was the agent who knew about the short sale that went for $130,000. She may know of others that are desparate and want to avoid foreclosure. Take a day, jump in the car and drive to Chihuahua Valley and check it out to see if it is someplace you would like. The Pacific Crest Trail and Calif Riding & Hiking Trail both go though here. The valley is about 4 miles by 4 miles and is surrounded by National Forest, BLM or State Park land. There are only so many parcels here and expansion is not possible If you got bored with the trails here we are located about an hour drive from Vern Whittiker Camp in Borrego Springs, Garner Valley, Cuyamaca State Park, and Mt Laguna ....all have trails.

I'm a bit more than a daytrip from California, since I live in the west, central part of Illinois, lol. Hubby and I have just been scouting around at different area's to try to get out of some of the midwest winters. So far, Missouri still seems to be our best bet. We can get anywhere from 20 to 40 acers, 2bd, 2 bath, out buildings, near the Mark Twaine Forrest Preserve, for 130,000 to 150,000. The weather is much better than here and the winters aren't as cold and long. Taxes are low and so is the cost of living. It seems to be turning into a place than many 'horse' folks from our area are retiring to. Thanks for the info though.

Thanks, I will keep it in mind when we head south from here. We have been looking in Fallbrook. Say did you know when we moved here 36 years ago to Yorba linda, it was to be horse country too. Now it is a very busy place and not too many horse places here... alice in wonderland

Oh, I know how much it's grown. I was raised in Manhattan Beach and my folks had a place in Norco where we went on weekends and summer. We passed by your area all the time. I have an Aunt who lives in Yorba Linda and I remember visiting her 50 years ago and it was definatley horse property then. Because of the location of Chihuahua Valley that will not happen. The road up here is 7 miles long and a dead end. The road does not take you TO another place. There is no reason to come up Chihuahua Valley road unless you live here. THAT is why it has not been discovered. I found it because 20-22 years ago my husband and I were riding the Pacific Crest Trail north out of Warner Springs. We came to a point where we could see this beautiful mountian valley. We had to figure out how to find it in a car.....the rest is history. Fallbrook would be nice if you could get a place that had access to the Santa Margarita River but most other places in Fallbrook don't have trails. I trailer to Fallbrook about once a year for a club ride and we ride the river. It's about 1 hour 20 min from here with truck and trailer. Keep it in mind, if you could stand to be this far from the CITY Chihuahua Valley is a great place.

Yes, you are a bit out there! We found it alright! We both worked for the Auto Club of So. Calif for many years. My husband was a District manager and worked 40 yrs. and i worked only 16 as i stayed at home and raised kids and then went back to work. It was a fun job. and i routed people all over the country, so i can fina most any road or....... trail...... as i have ridden trails since i was 7 yrs old and i hate to say it, but i am going on 70. I use to ride the Rio Hondo river bed and the San Gabriel river bed to the ocean from Whitter and Montebello. Also throught the Monterey Park hills well before the houses were there. Too bad it is all houses. But i find at my age, i need some sort of medical near by, and not that i have problems, but i might. You know i have forgotten the name of the trail that is from Mexico to Canada? I was thinking it might be close to you...I remember it was near 395, but that i about all. alice in wonderland

When i worked at the Auto Club (AAA) there was a man that kept telling me that i should retire to Mo....but he never said where in Mo. He said there were lots of horse trails and it is beautiful. I hate to say this is one state that we have never visited! So where are you looking in MO. alice in wonderland

I know what you mean about medical and that sort of stuff. But I am willing to "live on the edge" literally and figuratively, so I don't have to give up my "Mayberry" lifestyle. I too am getting UP there and at 62, I can remember being able to play as a child and not have to worry about anything. Kids today don't have that in too many places anymore. They do HERE . And as a woman...an older woman, I have that here as well. I hike, work on trail and ride by myself a lot....and never worry. I hope you can find YOUR PLACE as well. And ....The Mexico to Canada trail.......is The Pacific Crest Trail and yes it's here.

My husband is medically retired military, so we want to be within an hours drive of Ft. Lenard Wood. Rolla or Waynesville would be good, but we're willing to keep looking. We are in our 60's also. I don't want to start remodling, just move in, clean up, paint. There are several Forrest Preserves besides the Mark Twaine, so there's plenty of riding all over the state and people are very welcoming and helpful. My GF's FIL owns 80 acers near the Jacksfork River and they have acsess to 900 of the 'neighbors' property. Other friends have a gate from their place to about another 1000 acers. We'll see where we're at by next Spring. We have somethings to take care of here, before we can go.
